Rug Sneak Peak!!

Guess what came in the mail today!!!! My gorgeous Pottery barn Teen lattice rug (Yes I said PB teen). I am obsessed with this rug. I can’t stop staring! I decided on warm gray, but it also comes in light blue (aqua), mauve  & black.

Anyway, the couch is on it’s way. Next on the to do list: pick the perfect turquoise/aqua paint color & paint! I’m also on the hunt for an antique chandelier, Chippendale chairs & new coffee table! I will keep you updated as Operation Glam Chic comes together. Stay tuned!

Faux Garage Door Windows

Are you looking for a fun little DIY project to do over the weekend? Look no further! I came across this idea while watching the Nate Berkus show the other day. I have become highly obsessed with this show over the last year. Anyway! This lady was on the show with a design dilemma. She didn’t have a whole lot of money to spend to replace her beat up ugly garage door. So they came up with the idea to paint the door and add faux carriage windows!

Honestly.. it looks pretty good for being faux windows

{See details over at Two Peas In a Bucket}

Before

During

After

Up close looks great too!

I will never stop being amazed by the magic of spray paint.

Here is what you will need to achieve the same look for your garage door:

  • Carriage door hardware can be found here on Ebay for around $25 – Very easy to install, you just screw it right in
  • Painters tape
  • Rustoluem black gloss spray paint – found at Home Depot or Lowes

From a real estate agent standpoint, this is such a good way to add curb appeal without shelling out a ton of money for a brand new garage door. A definitely must if you are planning to sell your home soon or just want to increase your property’s value.

Enjoy your weekend!

Wall Stencil Debate

So as you know I plan to paint an accent wall in our living room. Yes I know I am taking forever to do this! I’m busy enough doing real estate full time & keeping up the blog. Sometimes home improvement & DIY projects are the last thing I want to do when I have some down time. But, our new couch and rug are on their way so I need to get it together quick!! (Stay tuned for more on this soon)

I am debating between either painting the wall aqua/turquoise &  adding a stencil pattern to liven things up.. or I could forget paint all together and buy some removable wallpaper

What do you think?

I’m kind of hesitant to commit to stenciling! It just scares me.. what if its crooked? Seems stressful. I just want it to look professional and gorgeous. Tips & Advice on this are welcomed!

Anyway, I found Royal Designs on Pinterest. They have some amazing stencils and so much variety too. Some of my favorites:

I’m 100% doing this zebra stripe stencil in my office or our master bedroom! OH EM GEE I LOVE!

Highly obsessed

Cutting Edge Stencils  have gorgeous modern designs too

Now for some wallpaper ideas:

Grass cloth woven wallpaper could be gorgeous and add a good amount of texture ..

Or of course this gorgeous wallpapered accent wall.. you have seen this on the blog before. Still in love with it.

Imperial trellis wallpaper

Casablanca trellis

Modern tout trellis wallpaper

All images via Pinterest

Removable wallpaper is popping up everywhere lately. Look what I found at Urban Outfitters.

Graham & Brown OR Farrow & Ball are good sources for wallpaper.

SO what would you do? Wallpaper or stencil?

Inspired by O’verlays

The other day I was browsing Pinterest ..pinning away as usual (I am completely addicted to that site) when I came across these ingenious decorative furniture adhesives called “O’verlays”. Basically the idea is that you can revamp any piece of furniture you have giving it a completely new look! Meaning that hideous old dresser you have can be a gorgeous chic masterpiece with some overlays and a can of spray paint. Check out their site for application instructions & to purchase! Prices range from just $16.50 – $25

I will definitely be purchasing some of these for myself. I plan to give our Ikea TV stand new life with these babies. I just need to decide which pattern I like best. . .

Holiday Tablescape Musts!

Thanksgiving  & Christmas are right around the corner! Oh how I love this time of year. This Thanksgiving we will all be heading over to Clayton’s parent’s house for a fun family Thanksgiving feast.

When it comes to holiday decor & tablescapes I tend to like the unique and unexpected.

Like this idea of using your old wine bottles as candle holders! Brilliant and cost effective!

{Source}

I  think candles are a definite must when it comes to decorating your table for the holidays.

{West Elm}

Colors I normally lean toward are metallic & earth tones. Gold, silver & champagne colors are among my top favorites.

West Elm has some GORGEOUS options for tea light candle holders. Kind of obsessed. Also check out Pottery Barn.

Place cards are another detail that I really like for any special occasion. Small details like these make all the difference!

{Martha Stewart}

There are so many different easy ideas for holiday place cards on Pinterest.

Now let’s talk menus! Personalized menus are a great way to personalize your table and wow your dinner guests.

This one is so cute for Christmas! The candy cane stripes are adorable.

Or you could keep it simple & chic.

Here’s another amazing idea for a menu. Such pretty elements of vintage & rustic style.

Dress up your place settings with simple things like a cinnamon stick, berries & twine. SO simple yet so amazing.

Just Sold Our Investor This Short Sale For $390,000

There are some really good deals out there these days, especially when it comes to short sales. {Short sale is when the property is now worth less than the seller paid for it, therefore if the seller tried selling the home to pay back the mortgage loan, he would be short. Hence the name “short sale.”} Most of the time the bank will approve the home owner selling the home for less than they owe, but the bank has to approve of the offers that come in. This process can take months & months. But if you are patient.. you can end up with an amazing house for cheap cheap! This is exactly what our investor client did.

How To Paint Your Floors White.. Holy Amazing.

I NEED these white floors! Obsessed! I first heard of this idea a couple of months ago on the Nate Burkus Show. I was basically glued to the TV.  There is just something about white, I  cannot get enough of it. I’m pretty much drooling over this living room.

{Source}

Painting our floors won’t be happening for awhile, since we plan to rent this place for a couple more years. Once we buy a house, I will be all over this. I guess I will just have to dream for now! Painting your floors white is probably the easiest way to add instant chic to your home. Well maybe not easy but you know what I mean.  Here is a really good extremely detailed tutorial I found over at Door 16.

{Source}

Someone please do this! I can at least live vicariously through one of you. We would love to hear how it goes and see your before & after photos too!

{Source}

As you can see white painted wood floors go with any decor. Shabby chic, modern chic, vintage, rustic, whatever you like.

DIY Chair Facelift – New Fabric & Paint

I have been growing sick of our dining room table & chairs for years now. I would’ve  loved to go out and buy all new chairs, but since they are in near perfect condition.. I couldn’t really justify getting all new stuff. Plus I wanted a fun project to do! I decided to brighten them up with a modern fabric and some white paint.

Definitely happy with our new chairs!

Supplies you will need:

  • 100 grit sandpaper – You can get away with not sanding your surface if its a flat non- shiny surface
  • Purdy paint brushes – they are a little more expensive but they are the best & never leave stray paint brush hairs behind!
  • A couple of paint trays
  • 1 can oil base primer – Oil based makes for a better finish, lasts a lot longer and is resistant to scratches, etc.
  • 1 can latex paint – I chose ultra pure white by Behr
  • Paint thinner to remove the oil base primer from your brush

If you plan to recover seat cushions:

  • Fabric of your choice
  • Staple gun & staples
  • Screw driver

Ok so here is what our dining room chairs looked like before……

I started off by giving the chairs a good sanding. I borrowed my mom’s electric sander.. 5 minutes in.. the sander broke!  Awesome. so I sanded the rest by hand.  You don’t have to go crazy sanding, just rough it up and get most of the shine out. The primer will stick better. Make sure to smooth out any imperfections in the wood.

I applied 1 coat of the oil base primer. It doesn’t have to be perfect. Something you should know: the primer is going to look uneven so don’t freak out. That’s kind of the nature of primer.

Once the primer was dry I applied two even thin coats of the latex paint. I had to go over some areas a third time. Two thin coats of paint gives you a better finished look and this way you avoid dripping.

I ordered my chevron stripe white & gray fabric to re-cover the seat cushions here. It only cost me about $25. Not bad for a little chair revamp!

We ripped off the existing yellow & white fabric off the seat cushions. I cut the fabric into squares big enough to cover all sides of the cushion. Then ironed the fabric making sure there were no wrinkles.

After that I basically just wrapped the cushions like a present. I pulled the fabric super tight while Clayton stapled away.

Yay!

Then he screwed all the cushions back on the chairs

Here is a before & after chair transformation!!

I decided to move our jute rug from our living room to the dining room. I am really glad I did. I love it in here! It totally makes the space more cozy. It creates more of a defined dining space. (Frank jumped in the picture too.)

.. and our cat Stewart’s tail snuck in too – they LOVE this rug

Loving the chevron design.. this was such a fun way to update & modernize our chairs

What do you think about our dark wood table? Good contrast with the chairs? Clay thinks we should paint the table too.

I can’t wait for the next project!
